Properties in Kansas City range from lower end properties ($40k to ~$60k), to mid-range "B" neighborhood properties in the $60k to ~$100k range, and finally higher-end properties in "A" grade neighborhoods that are from $100k and on up.The rent-to-value ratios range from about 2% on the lower end properties, to a more balanced 1.0% on the upper end of that spectrum.Continued success!

Multifamily, just like every other asset class, still follow the rule of "location, location, location" because that's the ONE thing you can't change about a property.Before I move on to the building class you should also recognize that classes are like grades, it's a sliding scale so between 2 classes there is gray area: ...B- -> B -> B+ -> C- -> C+...Now for the budding classification, brokers use a rule of thumb based on age because it helps average out the properties.

Hi Tom.. search BP forum and you'll find in depth answers, but on avg it is (assuming up to 1500 sq ft)$35/ft (DIY and buying materials on discount)$50/ft (hiring out most stuff, medium grade finish)$75/ft (high end finishes; hiring all work out)Exterior.. if brick.. powerwash and repoint.. look around online/in neighborhoods (esp when it warms up)..

When I want to do a low ball offer, it's usually because there are significant repairs need, or I have graded the neighborhood lower than the seller.
