I´d recommend a fence ($900-1000) too as it´s a corner lot on a T junction and fences are important to renters with kids and/or pets.

They have 2 cats, 1 dog and the adult daughter living with them has lots of other pets kept in cages (pets like guinea pigs, snakes, rabbits, etc.)

We allow dogs/pets in our units and this is the one flooring that I have found stands up very well to even the big furry friends.Depending on what the shape of the cabinets is in both the kitchen and bathroom, and whether or not they are stock size, I would consider keeping the boxes and buying new doors.

A big pet peeve of the Toronto market is pretty much everything under $2,000,000 is now being marketed as bidding wars and it's almost impossible to find anything not listed like that.

Figure out what market rents are, draft a month to month lease that details everything you want them to know (late fees, when rent is due, where they can park, if you allow pets, smoking, water beds, etc.)Once you have closed on the property, go to their unit and introduce yourself as the new owner.

But, if you fence it and allow a wide variety of pets, you may have an interesting niche.You may be able to get great cash flow, but you are probably going to have to work for it.
