I try and spend as much time outside the office as possible networking with local investors and real estate professionals and would love to get a group together to share ideas and learn the different perspectives everyone has on the STL market.

From a DTI perspective there is a DSCR product that can work for you so that you can scale quickly.

We don't buy rentals with pools just from a liability perspective.

Do you have any experience in how these would need to be licensed from a sponsor perspective?

two different perspectives but for now I will tell you about the buying side:   1)  You don't vet the seller and property out fully and there are issues - title, financial, etc....

(little risky just have to know the area)I don't know the Harper's Ferry area as well from real estate perspective, but I love to visit.  

There is zero profit in the deal from an equity perspective.
