Assume a sale price in year Y, and those principal payments will be factored into your return on investment calculation because when you sell the asset you will be paying down a mortgage balance of (Original Amount - Principal Payments + Outstanding Interest).

If property isn't vacated.Question raised about security deposit,,nothing done with that till the eviction is over.. the rent is owed, damages / repairs probably owed, and court fees, the deposit is applied to outstanding money owed, and move out statement is mailed out with demand for payment upon receipt to last known address (where they were evicted from) postmaster will either forward or return,, at that point you decide to follow up in small claims court.
