@Charlie Cooper   when you say "25%+ CoC" are you considering appreciation (internal CoC) or not?

It's much better to understand the Internal Rate of Return (IRR), Discounted Cash Flow, Future Value (FV), Cap Rates, Appreciation Values given a Rate, etc.

Rules should be enforced consistently without me having to battle internally about it.

Then I transfer it internally in my bank into the individual building’s checking account.

They all use similar internal parts and most any repair shop fixes them.

I ended up building a team internally to handle the management and make it more of a passive investment for me.
