In terms of my goals, I concentrate/focus on three metrics (and cash flow isn't one of them because that can be manipulated). 

Deal flow is tough right now, so I would aim more at 6-12 months to close your first syndication deal.

You could get everything in writing but you'd have to evict if purchase didn't go through.
