As what I'm seeing here in Alberta, Lethbridge economy depend on agriculture than oil so it doesn't go crazy with oil market crash.

While I’m in the real estate business as a residential agent, I feel a bit like a fish out of water with multi-family.The main question I have at this point is this: what documents should I be getting from the seller that pertain to the property during this DD period?

He has wanted to buy it for years but doesn’t have steady W2 income (he’s a fishing guide in Montana and has another winter job) but his wife does.

Location is prime and has lots of water, wild life, fish, birds.

Total rental income for year: 26,700 includes heat (oil) and lights.Insurance $1200, Maintenance approx $1500, Snow and grass $600, Heat $3600, Electric $3600,Taxes $2557.

From my research the fees go towards hot air heat (from what I read about the property is the association pays for oil), water, snow, trash and grounds maintenance. 

It is a real log cabin, it has privacy, acreage, and you can fish off the back porch.
