First step into real estate and just got married

Townhouse buy & hold investment in Mesa.

Purchase price: $159,000
Cash invested: $800

This town home is a gem in the city. Real 15 minute drive to get to four neighboring cities like Phoenix, Tempe, Chandler, and Gilbert. 15-20 minute drive to Phoenix airport. Location is prime and has lots of water, wild life, fish, birds. The vibe in this neighborhood is great and everyone says hi, I love it.
First Primary Residence and is our first step in our investment towards real estate. Looking to utilize BRRR strategy and or use a HELOC to purchase a investment property.

What made you interested in investing in this type of deal?

My parents did the best with what they knew and what they had. My mother worked as a dialysis tech and was grabbed by a patient who broke her right wrist before passing away. My mother was not able to work to keep the mobile home we lived in. I was in 5th grade when we lost the mobile home. We jumped from motel to hotel till I was in high school. At 16 I took a real estate college class and helped my family obtain our 1st house. Interested in deal b/c property in great location and great value.

How did you find this deal and how did you negotiate it?

Search and filtered the MLS listing provided through North and Co with the Sebetta team. Made an offer and it was accepted.

How did you finance this deal?

FHA loan

How did you add value to the deal?

Repair and update plumbing pipes.

Lessons learned? Challenges?

Challenges was finding where to get down payment money, closing cost and misc cost.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Worked with one of the best realtors who is kind, compassionate, and willing to answer all the questions. Her team is amazing! Joel was quick and helped us close the deal.
