Hi All ~ In a recent episode of Real Estate Rookie, Tony + Ashley referenced a platform that you can link to your hosting platform that will allow guests to book add-ons directly; they were advising someone who wanted to offer the option of daily passes to a local gym.I'm actually needing/would love to have something like this, + didn't know that such platforms existed.

Definitely true, although I guess I could note there is one other good thing about blue cities and that is that they make it very difficult to build and thereby prices for existing buildings tend to rise as do rents (which ironically makes them less affordable and want to pass more arduous anti-landlord laws).

There maybe some misunderstanding, being a short term rental property owner that will be self managing the daily operations, I’ve learned that in this scenario I would need to count at least some of the time spent setting up the property to pass one of the material participation tests.

Issue with ALL the new tenant-protection laws being passed is that they put 100% of everything new on the landlords - while not holding tenants accountable for anything new:(So, a tenant can still move out and break a lease whenever they want, with little repercussions.

There aren't many multis in Essex Co that won't get multiple bids and sell over ask and if you find one, it means all of the experienced investors passed, so that should tell you all you need to know.
