We went with Greenstone initially because they are the only lender in our area that will provide DIY loans but since it's been such a disappointment so far, I'd prefer to go with a private/hard money lender.

The other was disappointed but we moved them over to another lot.. so got 2 out of 3 into contract in 24 hours. 

I would hate to find a property thinking I'd be approved for another loan, only to be disappointed at the end!

I like minimum 1% rules in A, B, B- neighborhoods.We are going to be reading many posts over the next ten years from a lot of disappointed investors who purchased 1%'ers in C neighborhoods.

It seems like you voiced your concerns about the appraisal and he came down on the price anyway.He even suggested to get your own appraisal.1- You can call the appraisal and talk to him about it, and send it to an agent and get their opinion. 2- Make a list of all the repairs that you need to do, put a price on it and go to your landlord and explain why it price needs to be lowered.However, prices are high right now, you might be disappointed.
