I've been toying with getting into AirBNB's.

That being said, there is obviously some opportunity in that area even with an conservative model but that's no secret as both Nashville and Memphis are the shiny new toys in the RE world (long term and STR) due to purchase price/rent ratios.   

It may not as it has it's drawbacks....and the ICE crowd likes their toys and that will never change.

I picked up working on cars and some other toys.

I read a book "Getting to Yes" by Robert Fisher and William Ury about the art of principled negotiation.

If you buy owner finance or sub to, Yes you have to rehab out of pocket.

I've toyed w/the idea of just starting an "accredited only" club because that is my first hurdle as a syndicator, then building relationships and sharing education and eventually deals through it.  

I'm a bit of a nerd when it comes to technology and like to try all the new "toys" out when I see them.

It would be nice to coordinate some.I'm also toying with starting one in the Leesburg/Loudoun area.

So I can buy whatever toys I want.
