Looking to start investing in Section 8 single family homes using the BRRRR method.

I am sure she is sending him letters (or using other methods to contact him) as well.I'm a small long-term buy-and-hold investor myself, but this property is about 4 hours away from my own market, and would be used personally by my wife and I if we were to acquire it.I'd really like some help from you large operators who work these deals all the time, as to how best make contact with the owner and see if he were interested in selling.  

If I die of natural causes...even spouse can't use it. 

I also really like that this is a U-shaped window unit which wraps over the window sill, meaning that you get to keep nearly all of your window's view and natural light, as well as it being theoretically harder for someone to break into the apartment by kicking in/pulling out the AC unit (ours is on the second floor, but the safety concerns for first floor units is definitely a consideration you'll want to factor in).Heating.  

I am curious if running ads is an economical / effective method to sell our properties faster.

I have been curious about this method for a long time and have only seen it in theory and would love to hear from someone who has actually done it. 

Despite the project’s unique nature and impressive traction, securing traditional financing has proven challenging.

But upon completion I realized that this method was likely not for me.
