You need to determine your risk profile (conservative moderate aggressive etc).

I agree with the folks suggesting a more moderate increase...you could feel them out at $50 and if it means they have to look elsewhere then settle at $25.

I don't judge anyone, but alcohol next to the bed is a big red flag in my book...especially a tenant!

The replying party was not the bad one, but the party who made the alterations certainly is.You can use the "Update" feature to add something, but you can't remove anything UNLESS you request the moderator to do so.

They might also find something suitable on site that offers temporary lease.ETA: Assuming they were good tenants, I would consider a moderate rent increase try to keep them.
