Historic Rehab a Huge Success

I just finished our newest rehab project on a historic 1900 bungalow. We painstakingly restored the outside while gutting, reconfiguring and modernizing the interior. It started out as a 1400 s.f. 2/1 and ended up 1900 s.f. 3/2 with a study. We had multiple offers before the house was even done. It sold in 5 days after hitting MLS. This deal paid off huge, 45% R.O.I. The day we closed on it we bought the neighbors house for our next project:).

Anyone here have experience or stories to share about complete rehabs of historic homes? They can really be budget busters if you dont know what you are getting into.
