@Diya Rs very low rehab = very low if any cashflow in Austin right now and really anywhere that has a vibrant market in my experience

And note, I didn't say no "deals" are done, I am highlighting the reality of it, because I hear a lot of perception that one joins and "POW" there's deals left right and center flying around as though it's plugging oneself into a vibrant deal-flow, which is nothing at all what it is. 

Deals get harder to come by as the ecosystem gets crowded.

Not sure if you're looking only at real estate, but there's also a wider ecosystem of crowdfunding choices, including P2P loans (which arguably isn't crowdfunding per se, but certainly gets lumped in with other online alternative investing), equity crowdfunding (higher risk and much lower liquidity, but potentially greater returns if you're sufficiently diversified over time). 

Usually FB marketplace, I found out there is a whole ecosystem of second hand appliances out there.

Excellent opportunity to purchase vibrant mixed use property in bustling part of town and only .3 miles away from Route 2!

And with the REIT ecosystem there's the subset of publicly traded REITs that allow you to buy/sell at a moments notice.
