When I spoke to an investor friend of mine, they suggested staying away from that neighborhood because it was built on top of a swamp and that the houses there have a higher likelihood to have foundation problems.I wanted to see if there is a way to verify their claim.

If they provide you one, I would still say I am getting my own.I would ask for full demographics of the area, including incomes, home prices, education levels, crime levels, etc.I would want to see full tenant application and any pertinent backup verifying income, employment history, landlord references, etc of the in-place tenant.I would want to talk to the property manager, if they are coming with the property.

It's possible there are Fannie Mae requirements in play, but it's always a good idea to double-check with a different lender or do some independent research to verify.
