If I didn't have these specific opportunities in mind, I would (and am) dedicate any amount above $x to pay-down debts.

They may occasionally list a house for a friend or family member.Imagine you are a seller- You interview 3 agents to list your home.  1 is a full time agent who dedicates 100% of their work week (and weekends) to selling real estate.  1 is a full time agent with another part time job.

As a new wholesaler, I would recommend one of the first steps you take is to dedicate a couple hours each week to scanning Redfin, the MLS, Zillow, or similar sites.

I have about $100k cash I can dedicate to this to start and I could take another $150-200k line against a paid off rental that I have, although I’d like to develop a relationship with a hard money lender for scalability purposes.I’m a general contractor who has realized that the only time I’ve had a lot of fun as a contractor was when I was developing my own subdivisions and building specs.

Any roadway not dedicated for public use must be maintained by the owners served.

I have a lot of time to dedicate to learning and working right now, but over the long term my goal is to slowly and conservatively build up passive income.
