Andy Harris Agents: would you contact an address that you knew had been to your website?

My understanding to date is that many send out mass mailings and hope some will get in contact, or build up relationships (compared to my angle of identifying people at properties who actually go to a realtor website but who may not have made contact).I have attached an example graphic showing the type of address level detail we collect, but haven't yet attached a link to website page/video explanation, as I don't want to be seen as a spammy salesperson on my first post here!

I’ve gotten higher rents from the other units I’ve fixed up and turned over, but at this point it’s not worth the expense of kicking out the 3 crusty guys because they’re getting close to market rents anyways, and their units would be a massive under taking.

It can be a big undertaking, although there can be profit in it IF the numbers are right and IF you have done your homework to know what you are getting into (both big “IFs”).

@Ali AhmedYes there is a formula; you take the anticipated rent increase, in your example we will assume $500 for the math, and multiply by 12 (returns are always calculated annually); take that number and divide it by the cost of the project ($10,000) and you get your ROI (return on Investment).Formula is: annual increase / project cost = ROINow, you have to decide what return is worth it for you to undertake the project.
