I can only imagine there are a lot of hidden gems waiting to be uncovered.

A good HI will uncover most thing wrong with the property and refer you to specialists for those things they don't know about. 

You uncovered a lot of gaps in my assumptions with my plan to refinance and I hadn’t thought about if the market doesn’t exactly go my way, it would be quite difficult to cash flow the home following a refinance on a bigger loan. 

I will take a look and compare them to some of the options I have uncovered.  

For the time being, I plan to use some of what I know to uncover deals and wholesale them to other investors.

How do they know judgment will not exceed your uncovered amount?

I paid all uncovered medical expenses out of pocket and let the HSA balance accumulate.

During the investigation they uncover that and tell your tenant, who then tells every other tenant.

So far, the only difference I can see between turnkey and "normal" investing is that when "fraudulent" charges are levied by the "turnkey" provider, the investor must uncover that activity on his own.
