However, given the acceptance of my rent payment for the entire month, I am assuming that this implies an extension of my tenancy through the end of July and hence I canceled the reservations I had made with the moving company.As I am now a month-to-month tenant, please confirm whether you will be providing a proper notice period if my tenancy is to be terminated.

Thank you for the thoughtful responses.....I will show them the comps, and start with a $150 bump, which is still very under market.Will go to a lease, and note the projected annual increase of $75-100 at next lease renewal period, to get them in line over time.

Let her know that it is only for her to live in and if she has guests that stay for more than 2 days (or whatever you think is reasonable) in a 6 month period, she needs your permission....or she has to find another place to live.
