I’d even consider finishing the basement, just well enough for me to live down there, so I could rent out ALL the units.I’d save all my cash and look to refi the property in 1-2 years out of the FHA mortgage, so I could use it again if necessary.

I buy my STR's for fun so that I have cool places I want to go to for my family that pay for themselves and make some money.

Each LLC carries a blanket liability policy so I’m well insulated.

Unfortunately, we get too many calls from clients that got the run around, poor communication and service and/or were the victims of a "bait and switch". 

This is pretty clean.Scenario 2:  Your partner has owned the house for 15 years and has been taking accelerated depreciation, so the book value of the house is very low. 

Each block/street of Philadelphia is different so you really have to target somewhere and learn the in's and out's of that specific area.
