18 Year Old Looking to Make Big Moves Soon, Advice Appreciated !

Hey everyone, 

Im 18 and looking to get into real estate investing. Right now, Im focused on learning as much as I can, and would love to hear advice from experienced investors.

My main interests are:

- Short-term rentals (Airbnb listings) I want to understand the best strategies for running profitable Airbnbs, optimizing pricing, and handling expenses.

- BRRRR & Refinancing. Im also interested in buying properties, improving them, and refinancing to pull out equity for future investments.

I know the market is tough right now, especially in places like Las Vegas where I live, but I want to figure out the smartest way to get started. What would you recommend for someone in my position? Any specific strategies, mistakes to avoid, or resources you would suggest?
