2-Find out their business ownership/management experience, nobody wants to set someone else up for failure3-IF they don't "need" the apartment, You should advertise & secure a tenant 4 them, w/1st/Last/& security, so that potential "problem" w/both future lender & appraisal is already dealt with (read=documented INSTANT Cash flow, more appealing to buyer, & Lender), preferably w/a nice LONG lease (say 2yrs w/a 1 year extention option)4-Holding a Seller Second makes this a VERY "do-able" transaction, just need to make sure borrowerA-Has great creditB-Good ReservesC-Proven Track Record in Business (4 self or others)D-Realistic Business PlanE-The Guaranteed ability 2 make the paymentsIf they have their act together, You'll know who they are...Let me know if I can be of further help, I've arranged financing on over 200 commercial transactions, & over 50 mixed use subject properties5-& Very Most Importantly....Don't be afraid to "owner finance"..

Having dual citizenship is great, but people shouldn't try to change the culture of one country to fit their habits from another country.I have visited and lived many parts of the Americas, and had many friends who have done the same in Europe, and in every situation, if a citizen of the USA were to expect everything to be done in English and well as the native language of the country (though recognizing it is like this in most big cities - but definately not the smaller cities), then the native people would be outraged.If people want to immigrate to the USA, I have no problem with it, I would probably strive to do the same, but we shouldn't change our culture to fit someone else's (such as translating the our Natinal Anthem into Spanish - I was not a fan of that.)

The faxes can come by email, so that way I have them saved by date for future use in case I lose the printout.Quite frankly, I've used paid computer fax services before and k7, which is free, has proven to be more reliable for me.Deborah

i just received my notification in the mail that my real estate sales associate application was accepted.I take my state (florida) test next week and feel confident i'll pass, no problem. my problem is that i dont know what direction i should take. i want to work for a owner developer like KB homes but on their website is says "recent residential sales success preferred, however new Licensees with a proven successful sales or customer service background are welcomed" i dont have a strong sales background and my resume won’t have any sales experience highlighted at all. what should i do?

The same could be said of an investor but it would have to proven in court.The risk comes from the sellers remorse about transfering the property and not getting any money out of the deal.

This strategy would only exclude any capital gain up to the $250/$500K limitation and any depreciation recapture would be recognized. 1031 Exchange into Rental Property and then to Primary ResidenceAn investor owns rental property that he/she sells and 1031 exchanges into other rental property and after renting the newly acquired rental property for 12 to 18 months (in order to demonstate intent to hold for investment) converts it to his/her primary residence by moving into it and lives in it for 24 months (minimum, in order to satisfy the 121 exclusion requirements of living in it as a primary residence for 24 months out of the last 60 months).
