@Jim Cummings  I have to learn everything the hard way in life it took me getting a problem tenant to realize I need to study hard on this stuff and know it like the back of my hand.

Study, listen, learn and you will come to the conclusion on your own.

My family member contacted me concerned about this matter (since I tell everyone that I am a REI and currently working to get my real estate license) however I have yet to encounter this scenario in my studies or in real life.

As I work to make RE income replace my W2,  I I've been studying and analyzing larger apartment deals (attending Michael Blanks forum next month as well) and MFP's. 

Beginning this year I have been aggressively studying financial independence and more recently been drawn to real estate.

The proper way to have it all done is a forensic engineered cost segregation study, but on a single small rental property the cost-benefit sometimes doesn't make sense.

and the seller will know it includes land use  utls  market study any number of things that go into developing property for resale. and if there is an agent involved they will know.once you do your due diligence then you come back with your findings and tighter terms  .. in our state you must have a pre app meeting which are very useful... these usually cost 1 to 3k per pre app.. and you need to have your mock up of what your proposing.. good to have your civil with you..

@Rob BeaumontHey congrats on starting you’re path, I’m also a newbi just one 4 family under my belt but working on the second one , If I can give you my humble input, study everything , read books, ask question on BP, anything that gets you’re knowledge up , and take action, since I bought my almost moths ago ican allready see a change in my life , speaking in the overall aspect, Keep it up!

They are ambitious, accomplished, and because of it have spent a lot of time locked away in rooms in great schools and office buildings studying and working hard to improve their futures.And I'll be damned if many of these simps don't end up with life partners whose most developed talent in life is spotting a good fresh simp in a bar or on a website, getting their hooks into him, and sucking all the potential, talent, and verve out of him for the next five or six decades.Don't be that guy.

Right now that is my weakest point and everything study says that is key.
