If you are planning on making a living or becoming financially independent, it will come much faster owning the homes.

Fortunately, I have excellent credit, but I’ve been an independent contractor for the past 6 years, so I worry about qualifying for a mortgage.

That link is for an article I just published here on BP that spells out the details of how you can meet this requirement easily and cheaply.As always, make sure you have a competent real estate attorney on your side if you choose to follow through with forming any kind of legal entity or agreement (like a JV Agreement or Limited Partnership).

To add more context:The ultimate goal is income => financial independence.

I am looking for recommendations for an insurance agent in the Independence, Mo. area that is familiar with buy and hold investing.

Unless the current owner pulls out statements showing their balance to you and/or unless the trustee has published the bid amount (Which is usually the total debt owed or a formula of the total debt owed), you won't know what's owed.
