You need to:Assess their ABILITY to pay the rentAssess their WANTINGNESS to pay the rentAssess their CHARACTER or chances of them honoring your rules stated on the leaseTo assess their ABILITY to pay the rent, you need to verify their income (so get a copy of 3 months' paystubs) and their employment.To assess their WANTINGNESS to pay the rent, you can check their credit if they pay their bills on time.

Lots of well-meaning, honest agents out there (and of course a few who aren't), but to find good character combined with lots of practical expertise and knowhow is much harder - including plenty of agents who are happy to tell you how many decades they've been in the business.
