I am looking to purchase an investment property in Los Angeles. 

I'm trying not to let the Los Angeles landlord horror stories get to me and crossing my fingers we don't get taken for a ride on our first 4 doors. 

In Gardena, CA (which is in the Los Angeles area) it was relatively straight forward.

Don't waste your money buying some course on LOs in this environment. 

Then it gets even worse when you need a new roof, need to paint the building, make unexpected plumbing repairs for the water and drain pipes, install a new water heater, or replace a furnace.I looked at the most-beautiful 108-unit property in Klammath Falls Oregon about 18 years ago and the units were selling for half the price of the units in Los Angeles County, but the problem was the rents for a 1-bedroom unit was only %450 and the 2-bedroom units were only $550.

Hi everyone, new to the bigger pockets community. I’d like to create a network in the inland empire/ Orange County, CA area. Are there any groups already established and if not let’s make it happen.

LOs are pretty simple so I wouldn't pay for a program or 'mentoring'.  

I live just north of Los Angeles but invest in Missouri myself. 

I was looking for some buying opportunities in Los Angles in Zillow. almost none of the properties available can meet the 1% rule!
