So as an update, I've composed my letter and mailed it out.

A few things about me:I live in Nashville, Tennessee, where (as I'm sure you all know) the property market is boomingI am completely new to RE Investing, but I am very interested in multiple types of investing, and real estate is a priorityReal estate has always been around in my life — My mother has been a licensed real estate agent for nearly 20 years, and she now works at a prominent staging company here in Music City.I have some software/programming/web development experience, and graduated a programming bootcamp at the start of this yearI have always been money-minded, and right now I am focused on growing my knowledge of investment in both real estate and the cryptocurrency/stock markets, as well as diversifying my income in general.Feel free to drop a comment and say hi!

Because of amount of people, parties, cars involved, any violation, loud music will red flag to neighbors.

@Sean Carroll I have 4 list composed of nearly 200 leads. 

I did the same thing and house-hacked, though we went with a detached in the city because we needed more space for our lifestyle (music studio in our basement).  

You would benefit more from a weekend seminar on real estate investing and sales training than 4 years of music appreciation, astrology, and philosophy.

It seems most of the St Pete forum is composed of newer investors like me who are unable to make recommendations on a CPA.  

An example is a private school made of a gym, several buildings composed of many classrooms and a chapel (not quite a church but it has a functioning bell :-) ).
