@Josh R. there is another option, one that would raise you're ROI too infinite, eliminate that finance rate too 0%, and via reduction in $-expense, increase cash-flow.

I also completley share his advice on a bias for action.If you are interested in a good book reference with checklist like models, check out "The Perfect Investment" by Paul Moore and "The Book on Investing in Real Estate with No and Low Money Down" by Brandon Turner, both also available in audio versions.

I know there are some PMS lite solutions out there made for low unit count portfolios but honestly I used ical and excel until about 15 units.

But I agree with an above poster that $10 psf in tenant improvement seems low, unless you can find a turn-key tenant to occupy that will require very little renovation.In DFW, for 2nd generation spaces, I've seen LLs underwrite at about $25-35 psf in expected TI allowance (subject to the lease terms and tenant credit rating).

Yeah I can see using the welcome aboard forums to pump up your comment numbers to make it look like they've been around a while before trying to sneak a pitch for some scam guru trash  I think warm welcomes are nice, but the carry more weight from people who have been around.

I am based in Texas and I understand that there is a lot of affordable duplexes in Westmoreland County for a low as $90,000 on Zillow.If you are looking to House Hack like @Madison Stoner  I recommend you interview some local Investor Minded Real Estate Agent and hire the one you feel most comfortable with.
