It's the hottest selling area/neighborhood in Vegas for  for sure.Now the bad part is, home prices in Summerlin will not give you positive cash flow in most cases.  

Although I will say we were ranked one of the hottest RE markets in the nation.Nationally all of US has had a sharp decline in showings.

I was buying during the hottest time to buy a house.

It's not the hottest area of DFW but it has a lot of potential.  

Always have an exit strategy and viable alternative use such as LTR; moving in yourself; make quality desirable "hard" improvements (if within budget, due respect to reserves, pay extra principal on any mortgage each month) to force appreciation; be prepared to have the best, most desirable property in the hottest location in case you need to sell or 1031 out due to changes in laws or political climate.Best wishes & good luck Joe! 

If they show crime per capita, retail corridors and areas where no one lives like industrial parks show the hottest!
