Normally I would imagine it’s a go, but given today’s environment, I think it might be prudent to opportunistically wait it out a month or two to see how things shake out - 1.

You got to be very precise in this environment and have reserves.

A totally virtual environment and cloud company enables that. 

It will be an extremely tough environment in the next few weeks and possibly months, but many of those that show up every day and use every tool available to keep the doors open and operating will come out of this.  

I don't even care about the virus crisis at this point, it is nothing compared to the trouble it can cause the macro economic environment.

Our leases as well as most (I would hope) have clauses that state that we don't guarantee safety or a smoke free environment that really only protects the PM for issues which they are not aware of or issues which they have taken reasonable steps to remedy but can't - it doesn't protect if you are aware of the situation but do nothing. 

I was hoping for low threes in a zero FED rate environment

I'm trying to predict how this will play out if we get past the amicable stage in an environment of this flu thingie.

Unfortunately, due to Covid-19 we all have to adapt to the constantly changing environment.

I'd like to take advantage of the low-interest environment we find ourselves in and borrow to finance this although I do have several investors if needed.For reasons I don't wish to expand on I do not want to work with traditional lenders as I'm not willing to go through the time and expense of a Phase 1 and or 2.
