I would like to purchase a three or four Plex and live in one of the units.I understand I can use an FHA loan or conventional loan with only 3 to 5% down in order to get into the property however I live in a very expensive area and the properties I am looking at are currently 700+. 

This property was in terrible condition, however will a little vision and hard work it paid off.

the  I have seen a lot of properties come and go.  

I own just at $8mm in real estate here across 25 or so properties and am an agent.

I'd also think about your long term goals for the property.

I previously owned rental property but sold them and am now looking to get back into real estate investing.

The property will do very well over the long term.

Held for 1 year, completed updates, the property appraised enough to justify sale.
