I looked for months, and looked at SFH, apts, houses on leased land, mobiles homes and everything that was cheap because I had so little money and had just started a new entry level job 9 months earlier. 

Affordability is at crisis level in many States, while it is still acceptable in others, mostly the Midwest markets.

The basics of course, but there is an air fryer, crockpot, 2 level steamer, wok, electric griddle, and the list goes on.

We demolished our garage, expanded the footprint, and have an addition + garage on the lower level and then the 2/1 ADU as the top level.

I need the address, your numbers for purchase and repairs, what your experience level is, etc.

I'm sorry but Any professional who thinks they should earn $300 - $400+/hour da%^n well better provide that level of service. 

This factor significantly impacts your long-term success and stress levels as a landlord.Be wary of theoretical numbers, especially for C-class properties.

I believe everyone expects rates to drop a bit but still will not touch those levels.
