Would i be able to continue to invest in cheaper apartments if i still have over 600k left to pay off on my 4-plex?

Thank you for your input; that's much cheaper than the other options we were researching.

We have significantly cheaper real estate in a lot of areas here so don't get caught in a bad buy just because of the prices.If you like I have an email that I can send to you that breaks down pretty much the entire city by zip code of the different type of investments you can find (will send to anyone).I also do a market report every month that I present at several different events that I could send you as well (will send to anyone). 

@Steve Vaughan you remind me of what she said before, she don't use credit or loan because it's the lender who made the money, she added that it's cheaper if you pay cash.

Tankless is not always cheaper then replacing a tank one.Tankless, you might need to upgrade the gas size.Tankless is usually more expensive then tanked ones.So ask your self  is t worth it?  

It would also be better for her to look for a cheaper place to herself some rent money.
