If there is financing, chances are the seller will need that credit to go buy their next home and is savvy enough not to want to tie up that financing with an unknown 3rd party for the next 28 years. 

The reason for this is we are now dealing with an unknown 3rd party who we have no idea if they can and are willing to close. 

They are built into successful companies only by delivering a valuable service to investors, who come back for more of the valuable service as all parties prosper.
