This works for both parties, because it allows a buyer who can't get conventional financing to buy a house, and to capture equity from rising house prices, and provides you cash flow and an equity payout at the 5 year mark.

Just a very simple tax based spreadsheet where I contemporaneously add any items that I pay directly (RE tax, Insurance, some occasional Misc), then a section at the end of the spreadsheet columns where I capture all PM expenses at the end of the year all by property.
