Though I assumed that Sandy Springs might be considered A neighborhood (I might be completely wrong here) and there are few under 100k properties listed on MLS.

Examples in Atlanta: Buckhead, Brookhaven, Dunwoody, Sandy Springs.Class B -- Mid tier, nice, safe, quiet but not luxury.

Now you have serious cash flow, property management in place and you can sit on a sandy beach anywhere in the world.Agreed, having a dozen room turnstile AirBNB may generate more short term rental income but the turnover is bound to demand more time while creating more wear and tear.Good luck.

Just ran into a Realtor that bought a flooded out property after Sandy hit Long Island.

Harlan and Associates in Sandy Springs has closed several private loans and complicated investor-type deals for me.  

In the Clearlake/Seabrook area few companies will do the work and fewer will warranty it due to the flood zone and sandy loam under the foundations.
