I'm a Real Estate Agent/Developer in SoCal.

Hi,I know this area is undergoing development but wondering if anyone is investing outside of Park Circle in the "under $300K" range and getting anything to cash flow. 

But the reality is there is no land left to develop, so these prices are going to stay for a little while.

Banner Health, the largest hospital system in Arizona, just bought land in Laveen to build a hospital plus a retail developer is building a new shopping center/outdoor mall.

Columbus is also home to OSU, which constantly develops real estate, employs lots of jobs, and attracts students from the US and internationally to attend. 

Hi, I’m looking for some advice on developing land.

I have family that live there.A lot of Columbus developers are starting to do projects in Dayton because of its affordability 

I have a MFR developer client that must be a multiple 100s of millions in net worth(a few thousand MFR units in Socal alone), he signs personally as the president/owner for his entity(ies).

They sent a very professional slide pitch deck that showed all of their justifications around that specific market, e.g. employment market, housing shortage data, the new developments in the area, the air bnb data, etc. etc.They also stated the numbers were conservative (7 year to reach the target returns) and that likely it will be year 4-5.

Land is scarce, development is limited by resources and decade after decade the millionires are kicked out by the billionaires..truly.Anyway, that's my view, it's a long term hold view in an idyllic spot that few people will be able to attain ownership in.
