An update will typically need at least four - two "small appliance circuits", one for the fridge and another for the dishwasher.  

It never dawned on me that the agents need to always be thinking beyond my project.

You need to give issues immediate attention, I was mad when the vacation rental dishwasher broke, there for a week and washing dishes all week....  

Rehab needed for rental – need to finish previous work started by owner, finish tile countertops, finish trim, install flooring in 3 bedrooms and kitchen, replace broken glass on 1 window, paint interior, install new door to closet, paint exterior, repair exterior wood rot, install new dishwasher, install new oven, install new microwave, clean/clean/clean (pets urinated throughout home).

It has original windows (the aluminum framed ones from the 50s), no dishwashers, and no ACs.

Dawn is right on in recommending that you study everything John Fedro puts out.

@Dawn Anastasi Partnering up with someone more advanced may help show you the ropes, but they're going to require 50-60% of profits.

I.e. don't put in dishwashers and stainless appliances, if your competition doesn't have them.  

We bought it for $72,000 and we estimate $30,000 in Renovation.  2 Kitchens, with 2 Dishwashers, 2 Refrigerators and 2 Stoves , 2 ceilings,  2 toilets, 2 bathroom Vanities, 2 vanity tops, regrouting tile floors and painting entire house ($2,000?) 

The investor that starts with rentals and stays with rentals will over time want to be like @Steve Olafson Better quality multi family or commercial as they soon get burned out on SFR's ( again only talking about passive investors not investors that own SFR's for a living like a @Dawn Anastasi)  or many others.
