Having a site and contacting several to bid on each of your line item tasks and comparing apples to apples bids is also a good way to locate a sub contractor or GC.

I don’t yet have a GC for this reno and am under the impression the best way to bid it out is to provide drawings so that people are bidding apples to apples.

But that's TV, and to make (big money like you refer to) in Real Estate it takes specialized knowledge, TIME, and Money as well a the ability to handle Risk without breaking down mentally or emotionally....I'm not saying you can't do it--you certainly can...but it will most likely take time (in addition to your practice) and sometimes stress and TIME combined working at it.How long will it take...unknown.

Did Bigger pockets change their app? We upgraded and the app didn't transfer to new phone and it's telling me in App Store it's no longer available. 

They need a Starbucks every quarter mile and an Apple Store within 2 miles of where they live.

These are same type of people who rent big screen TV's at those "Rent-A-Center" places and end up paying $1700 for a TV one can buy at Walmart for under $700.Because these landlords know their tenants are consistent payers (just late) they happily pocket the extra $50 or more money they receive from them every month and not worry about this. 

Usually $125 to hang a TV so $62.50 for you per TV.
