It was "scary" because of a village violation where the builder in the 50's didn't build the line to the sewer properly and it basically needed a new sewer line.I simply built the 10k sewer repair cost into the math and it was still a bargain, so I bought it.

IL village needs and full Architectural drawing to submitted for even a paint job, if you are an investor!!

-i would search the forum for investors from the specific suburb of Cook county and connect with themtil' then, do not get neighbors mad and do not call the village/city and tell them your address...

One of my favourite areas anywhere in Canada is Wortley Village and I gather that it's a good income property area. 

So the box Vinyl Village type homes is the current build (mixed in with townhomes, duplexes, quads).Now back to your 10% Cap rate this is why most international folks are going to get burnt and other folks will as well.

The village is Roscoe, IL.  

I chose to buy a condo in Santa Clarita, not only for the price, but because I like living there a lot more (I used to live in Valley Village near North Hollywood; my significant other lives there and he hates the congestion).
