@Ray LaiThe Direct Mail campaign I will be launching will specifically be to sell beachfront lots and condos in Ecuador, where I typically live.The Direct Mail campaign my mortgage company will be launching will be to get callbacks to refinance people's loans, if they qualify and there is enough tangible benefit, obviously.I do appreciate the example though it doesn't really apply to my situation.However, I'm more than capable of adapting this situation to my scenarios. 

but hey this is how the kids are doing it these days.. so us ( ME) old dinosaurs will have to adapt at some point or become extinct. ... the one reason I don't like text is its simply too slow... e mail I bang out a cogent message instead of having to be all thumbs and shorthand..

Of course cash is king and putting a certain amount aside from each deal isn't a bad idea; however, another possible approach would be learning a secondary investing method on a small scale so you can adapt quickly if needed.

If what you are doing now is not working anymore, it is time to adapt :-) 

There is always opportunity in every market, you just have to be willing to listen to what the market is telling you and adapt.

If you have a friend that is a local realtor, they often have legal leases and you could adapt to your purposes. 

My advice , for what it is worth , it to adapt your rental signs to the different communities. 

I quickly adapted, anticipated a demand for rooms for rent outside of large cities, which were designated safe zones, with staff performing CDC level disinfecting 2x/week in the commons.   

Being in the military, you learn to be able to adapt to your surroundings; therefore, I am a quick learner.
