The basement still has a full bath in the studio and I can't imagine this bathroom being used unless the small bedroom is rented out also which besides being tiny, is illegal.2.

I was approved for the low 500's but I would like to stay below that to maintain cashflow.( townhouse or small SFR) I really need a home becuse I've been in my same tiny 1 bed apt for 7 years but now I need a house for my fam.I own two SFRs in Atlanta.

I wouldn't actually want to live in a 3 bed house with a tiny yard, as I know that a decent yard is imperative for my growing family!

Then, during the $500 workshop the guru spends 10% of the time teasing you with tiny bits of information and 90% of the time trying to sell you on an advanced course for $10,000 to $20,000.You can find too much information on the internet, FOR FREE, and you can get really serious and honest advice at real estate clubs where nobody will ask you to pay money for their help.Don't try to force yourself into a business or market niche.
