I've also heard you can close the property to a Land trust with Trustee of your choice and then after closing have them resign and you be the successor trustee but they stay on public record.

Yes, as far as I know, they must be registered publicly i.e. register the 3/2 from a 2/1 with your building department, or county.

There are of course (sneaky) ways to inspect the property without tenant being aware of the sale discussion (posing as insurance agent etc), however I do not want to run this business in a sneaky way, and even create a perception of being scam-y or sneaky with the customers...
