@Britt Angel This is the Whole purpose of a “walls in” policy....to cover damage from a natural event or by Someone else (ie. your upstairs neighbor let’s their tub overflow).

Always use an agent if possible in all your deals because on the buy side they will know all the procedural process and guide you in that, esp. in the infancy of your career.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.
