I will add to what @Jeff B. said:If your PM is doing a good job tenant/owner interaction only undercuts their work and very likely upsets any systems and methods they have in place.

Although I recently had a brief interaction with the wife, and she was very personable and respectful.

Hondros is fully on board with online classesI was enrolled there for the in-class classes in feb 2017, but they offered the online option midway so I finished them off online just a week ago and shaved 2 weeks off from what my last class would have been otherwise I liked the class interaction as many students are in the field already and bring their perspectives to the class experience as do the instructors!

Here you'll interact on occasion with homeowners, loan servicers, local attorneys, agents, contractors, foreclosure services, etc., etc.

After a week or so of obsessively learning all I can from you, I figured it's time to actually reach out and interact. 

I'm seeking advice on how to handle this somewhat touchy situation, as we have to live next-door and these folks who are fairly strange, and we have had some contentious interaction with them regarding their smoking in the property which is a violation of the lease.

We are based out of Montreal Qc, Canada and specialize in acquiring non-performing mortgages out of the United States for our clients.I am looking forward to interacting with as many of you as I can since I truly believe this website and the knowledge everyone has collectively is invaluable.

Anywhere where you are renting where it is a small area and everyone knows everyone your interactions are really important. 

I would definitely recommend keeping files of all interaction with your tenants.
