For me Appreciation is icing on the cake and an after thought as I have NEVER concerned my self about APPRECIATION.  

My concern is their power.  

My main concern in FL is the flood and storms.

Maryland Dept of Health placed a lien on the property in 2018 for the costs of the care, totaling about $90K. 

Many are concerned about downpayments (as you mentioned), yet why not get your preapproval and ask the seller if he/she is comfortable with Seller Financing the Downpayment?

But, bleeding hearts don't seem concerned about actual results only on patting themselves on the back for their good intentions - despite the devastation they ultimately cause.Andrew, I don't know how old you are.. 

However, I understand your concern about giving up control.

(Obviously no cash flow in this case, but also no liability to be concerned with either)

Since we are long term owners and not doing flipping, cash is not as much of an immediate concern for us since the purchases we make require less upfront cash due to minimal rehab necessity.  

You might also contact the city or county and ask if there are any discussions concerning mobile home parks or manufactured housing that have been considered or brought to discussion in the last year.
