Lets take example 50k rental income for 12 months, property 7k taxes, lets say 5k expenses incurred (roof redone, plumbing, cleaner, pest control, washer dryer bought, fridge bought etc - not really sure what qualifies as expense or not)and depreciation is?

Our go to appliance repair guy has done that a number of times for us.As an aside I NEVER use needle valves & as most of our plumbing is now Pex I use a shark-bite T & run stainless covered water lines to the appliance with a shut off at the T & behind the fridge if its a distance.Good luck...
