Wilmington, CA (Southbay area)

Duplex (total 3br/2ba and no shared walls) for $360,000

2/1 + garage for back unit (650sqft)

1/1 with full front yard (550sqft)

Repairs none, this place is completely updated (granite, laminate floors, W/D, DW, fridge, micro, oven/stove) and the inspectors were extremely shocked in the condition.

VA loan so 0 down (will stay here minimum of 6 months before leaving)

Closing cost  $3,500

Gross monthly income is currently $2,700/mo

yearly lease agreements

vacancy I believe will be low, its in a great area as in... plenty of longshoreman and refinery operators always looking for a close place to live.

If I miss anything please let me know, I've already ran numbers but I'm new to this and can easily make a mistake!
