I would say behind because you will make some mistakes due to inexperience and you will not be as enticing to lenders because you lost your W-2 income.There is a rare bird who can manage all ofHis properties himself and keep his W-2 job and be great at both.

Most tenants leave within 2-3 years and then I can deal with a larger increase.If the market is stagnant or a tenant is considering leaving, I can always excuse the automatic increase and entice them to stay, but that's a pretty rare event.

This is an inherit problem with a commission structure.I would look for a new agent who isn't busy, Maybe off Craigslist and advertise an enticing hourly fee as I'm sure you already know how much time each assigned activity should take.
